Case Study: Same Property. Different Approach. $36,000 More.

What difference does the right real estate agent and the right sales strategy actually make?

Usually, that is a difficult question to answer. No two homes are exactly alike, and market conditions are constantly changing.

But every once in a while, you get an almost perfect comparison.

That is exactly what happened with 490 Morro Avenue in Morro Bay.

The property was previously listed with another agent and spent 136 days on the market before eventually selling for $499,000.

Less than a year later, the new owner needed to sell.

There had been no material changes to the condo, and the market was virtually the same. Yet this time, we had an offer within four days and ultimately sold the property for $535,000.

That's a $36,000 higher sale price in a fraction of the time.

So what changed?

The First Listing

The biggest problem with the original listing was presentation.

The photography was dark, narrow, and poorly composed. It made an already small condo appear even smaller. More importantly, the photos completely failed to capture the property's greatest selling point: its location.

490 Morro Avenue sits just steps from the Embarcadero in one of the most desirable parts of Morro Bay. There is a park across the street. Walk outside the complex and you are greeted with a view of Morro Rock. The bay, restaurants, shops, farmers markets, and everything that makes Morro Bay special are right outside your door.

Almost none of that came across in the original marketing.

The listing description consisted of only a few lines and did little to explain why someone should want to live there. Beyond placing the property on the MLS, there appeared to be very little additional marketing.

To make matters worse, the property was priced aggressively despite the weak presentation.

The result was 136 days on the market before selling for $499,000.

What We Did Differently

When the new owner contacted me less than a year later, the condo itself had not materially changed.

Our job was to change how buyers saw it.

We started by decluttering the interior and using the seller's existing furniture and decor to stage the condo for photography. This allowed us to make the space feel clean, inviting, and larger without requiring the seller to completely furnish or professionally stage the property.

Next came professional photography.

But photographing the condo wasn't enough. We needed to photograph the lifestyle.

We incorporated aerial and neighborhood photography showing the park, Morro Rock, the Embarcadero, the bay, and the surrounding area. When buyers saw the listing online, I wanted them to immediately understand why this location was different.

We rewrote the marketing around the property's actual value. We highlighted the location, the clean and turnkey condition of the condo, the HOA, recent improvements to the complex, and upcoming improvements.

Then we aggressively marketed it.

We launched the property through our 3x3 marketing plan, using Coming Soon exposure to begin generating interest before the property officially hit the market. Once active, we followed with agent email campaigns, direct mail, digital exposure, and targeted outreach designed to get the property in front of as many qualified buyers as possible during the critical opening days.

Removing Uncertainty Before It Became a Problem

Marketing gets buyers interested. Transaction preparation helps turn that interest into offers that actually close.

Before going to market, we completed home and pest inspections and assembled a full disclosure package.

Buyers did not have to wonder what they were getting into. They had the information they needed before writing an offer.

That allowed us to negotiate short contingency periods and helped eliminate opportunities for surprises and renegotiation during escrow.

The Result

Buyer response was immediate.

We had multiple showings within the first few days and received an offer within four days of hitting the market.

The condo ultimately sold for $535,000.

The previous sale: $499,000 after 136 days on the market.

Our sale less than a year later: $535,000, with an offer in four days.

That's $36,000 more for essentially the same property in a similar market.

The Property Didn't Change. The Approach Did.

This is one of my favorite case studies because there are so few variables to explain away the difference.

We didn't add square footage. We didn't remodel the kitchen. We didn't transform the property with a major renovation.

We changed how the property was prepared, photographed, positioned, marketed, and managed.

Selling a home isn't simply about putting it on the MLS and waiting for a buyer to find it. The details matter.

Sometimes, as 490 Morro Avenue demonstrates, they can make a $36,000 difference.
