What the numbers mean
During July through September, slightly fewer homes closed than in the same three months last year, and the median time active in the MLS was shorter. The average sale price was higher; the mix of homes sold can move this average, so it does not by itself measure a change in an individual home’s value.
September’s inventory and months of supply were slightly lower than a year earlier. For a buying or selling decision, the most relevant comparison is still recent activity for homes with a similar location, condition and price.
About this report
Sales, pricing, days active and new listings use the rolling three-month period July 1–September 30, 2026, compared with July 1–September 30, 2025. Closed sales and new listings are three-month totals. Inventory is the count of active listings at month end; it and months of supply use the September 2026 monthly view, compared with September 2025. Days active measures time in the MLS before an accepted offer, not time to closing.
