What the numbers mean

Oceano recorded 16 closed sales during July through September, one more than in the same three months last year. Homes spent a median of nine days active in the MLS, and the median share of original asking price received was 99.9%. With just 16 closed sales, the figures can fluctuate as the mix of homes sold changes. The higher average sale price does not by itself measure a change in an individual home’s value.

New listings were unchanged from a year earlier, while September’s active inventory and months of supply were lower. Buyers and sellers should compare these community figures with recent activity for homes in a similar location, condition and price range.

About this report

Sales, pricing, days active and new listings use the rolling three-month period July 1–September 30, 2026, compared with July 1–September 30, 2025. Closed sales and new listings are three-month totals. Inventory is the count of active listings at month end; it and months of supply use the September 2026 monthly view, compared with September 2025. Days active measures time in the MLS before an accepted offer, not time to closing.
