Nipomo Real Estate

Sunshine, Space, Vineyards & Premium Lifestyle

Welcome to Nipomo

Nipomo is one of the most desirable inland communities on the Central Coast — known for its sunshine, open land, golf communities, vineyards, and relaxed upscale lifestyle. When South County’s coastal towns cool down with marine layer, Nipomo often enjoys clear skies and warm afternoons, making it one of the most climate-friendly towns in San Luis Obispo County.

With spacious parcels, newer construction, and quiet neighborhoods, Nipomo appeals to those who want room to breathe while remaining minutes from beaches, wineries, and both San Luis Obispo and Santa Maria.

What the numbers mean

More homes closed in Nipomo during July through September than in the same three months last year, while new listings declined. Homes spent longer active in the MLS before an accepted offer, and the median share of original asking price received was lower. The average sale price was higher, but changes in the mix of homes sold can move this average; it does not by itself measure a change in an individual home’s value.

September’s active inventory and months of supply were lower than a year earlier. The longer marketing time alongside lower inventory makes recent comparable sales and competing listings important context for a buying or selling decision.

About this report

Sales, pricing, days active and new listings use the rolling three-month period July 1–September 30, 2026, compared with July 1–September 30, 2025. Closed sales and new listings are three-month totals. Inventory is the count of active listings at month end; it and months of supply use the September 2026 monthly view, compared with September 2025. Days active measures time in the MLS before an accepted offer, not time to closing.
