Atascadero Real Estate

Space, Value & Growing Community Appeal

Welcome to Atascadero

Atascadero is one of North County’s fastest-growing and most evolving communities — a city known for its oak-covered hills, spacious lots, improving downtown, and wide range of housing options. Offering more affordability than both Paso Robles and the coastal markets, Atascadero attracts families, remote workers, investors, and those looking for more space without sacrificing convenience.

Its central location along the 101 makes it a natural hub for commuters traveling to San Luis Obispo, Paso Robles, or the South County.

What the numbers mean

Atascadero had fewer closed sales and new listings during July through September than in the same three months last year. The median time active in the MLS increased from 18 to 22 days, and the median share of the original asking price received was lower.

The average sale price was close to last year’s level, while September’s active inventory and months of supply were lower. The average reflects the mix of homes sold and does not by itself measure a change in an individual home’s value. Buyers and sellers should compare recent sales and competing listings with a similar location, condition and price.

About this report

Sales, pricing, days active and new listings use the rolling three-month period July 1–September 30, 2026, compared with July 1–September 30, 2025. Closed sales and new listings are three-month totals. Inventory is the count of active listings at month end; it and months of supply use the September 2026 monthly view, compared with September 2025. Days active measures time in the MLS before an accepted offer, not time to closing.
